House rules

We kindly ask guests to be considerate of noise levels, especially during quiet hours from 9:00 PM to 7:00 AM.

To ensure everyone’s comfort, additional guests or visitors should be communicated to us in advance.

For your safety and peace of mind, please lock doors and windows when leaving or retiring for the evening, and let us know promptly if you notice any maintenance or safety concerns.

We encourage energy and water conservation throughout your stay.

Open and respectful communication helps create a great experience for all — please use the designated messaging channel for any questions or concerns.

Kindly respect neighboring properties by avoiding trespassing.

Smoking is not permitted inside the home.

Pets are welcome with prior approval, and additional charges may apply.

We recommend guests research the residential neighborhood before arrival to understand the surrounding area and community atmosphere.

Guest access

Guests will have full access to the entire property during their stay. This includes:

Private Entrance: Enjoy a private, contactless entry via smart lock/keypad—your unique code will be provided before arrival.

Living Areas: Relax in a spacious living room, cook in the fully equipped kitchen, and dine comfortably indoors or outside.

Bedrooms and Bathrooms: All bedrooms and bathrooms are exclusively yours, with clean linens, towels, and starter toiletries provided.

Outdoor Amenities:

Swimming Pool: Refresh in the private pool—perfect for sunny days or a relaxing evening swim.

Pickleball Court: Stay active with a friendly game of pickleball (equipment included).

Mini Golf Course: Have fun on the mini golf putting green, great for all ages and skill levels.

Backyard Patio: Lounge or dine on the outdoor patio with comfortable seating and BBQ grill.

Parking: Free driveway parking is available for up to 2 vehicles.

Wi-Fi & Smart TV: High-speed Wi-Fi and a smart TV with streaming access are included for your entertainment.

Please note that the garage and one locked supply closet are reserved for owner use and are not accessible to guests.

Important House Rules
No Smoking Indoors
A $250 penalty will apply if smoke odor is detected after checkout.

Towels & Linens
Please do not use towels or linens for makeup removal, hair dye, or any products that may stain. A $50 penalty plus replacement cost will be charged if damaged.

Toilets
Flush toilet paper only. Any plumbing issues caused by other materials may incur additional charges.

Consumables & Cleaning Products
Please do not remove or overuse provided items. Excessive use or missing items may result in **extra charges.

Quiet Hours: 9:00 PM – 8:00 AM
Please respect quiet hours to ensure a peaceful environment for all guests and neighbors.

No Visitors After 9:00 PM
Only registered guests are allowed on the property after 9:00 PM.
Unauthorized guests without permission, excessive noise, or any disturbance may result in immediate cancellation of your stay without a refund and a call to local authorities.

Check-Out Time: 11:00 AM
Late checkout after 11:10 AM without prior approval may incur a $250 per hour fee.
Please note that bath tub is not connected yet so avoid using that.
Be aware that you might encounter some insects due to the surrounding greenery; however, rest assured that the house is regularly treated to manage this.

House is huge and beautiful and they are very responsive when you message and call! I’m giving 4 stars because I paid extra for the house to be ready for early check in and the cleaners were still in the home 2 hours after. The pictures are exactly what you get! Little to no outdoor furniture but it’s a new listing so I’m sure it’s just because of that!
